1. Study shifting W 140th St curb cut south. This should provide better traffic flow. Also allows elimination of northeasterly-most parking space.

1a. Study if making this shift allows addition of a landscape island on north side of W 140th St curb cut.

2. Study addition of some green around patio area. Suggestions include large planter pots and/or 2' strip of ground cover at property line.

3. Patio fence durability. Lots of kids and teenagers walk around this area. The ornamental fence should be a high-grade aluminum or steel to withstand abuse. Consider brick piers for additional strength and aesthetic impact.

4. Straighten path of easterly curb cut onto Lorain so that it flows smoothly to the right. Current drawing shows a small westward jog before aisle travels back to the east.

Note to Applicant - Zoning requirement for parking (349.04) is "1 for each employee, plus 1 for each 100 square feet of floor area devoted to patron use or 1 for each 4 seats based on maximum seating capacity, whichever is greater."

You should be over the minimum requirement. Final Zoning Adjudications are performed by the Building & Housing Department.

1. Verify that photometric plan is accurate. Plan that was submitted shows measurements jumping to +30 foot candles in places. Provide verification that no more than +1 footcandle of light will trespass upon adjacent properties when work is complete.

2. Work out final details of Landscape Plan with staff.

i. Northeast corner. Specify which areas will be concrete and which will be landscaped, giving attention to location of benches.

ii. Shrubs on W 140th St. Move shrubs away from curb edge to prevent bumper overhang and to create room for plowed snow to mound.

iii. W 140th St frontage. Add 2-3 trees to tree lawn. Add a tree to island on north side of W 140th St curb cut.

iv. Move southeasterly-most honey locust to the east so that it does not overhang neighbor's garage.

v. Study a different species where two honey locusts are proposed on south side of site. Red maple suggested.

vi. Study using a smaller shrub along westerly property line where arbor vitae is proposed. Consider keeping arbor vitae south of southerly edge of building.
